Pre-approval
This is the first step of the process. To proceed, you and your mortgage broker should discuss all your financing goals so that he/she can get you the best financing available to fit your needs. Your application can be taken by phone, faxed or online through SabreMortgage.biz with our secure application form. Once your application is received a credit report is obtained for a loan evaluation. There may be several loan choices available, and your options will be discussed in order to move you in the right direction for your unique financial situation.
Once you have decided on a the loan program that is right for you, Sabre Mortgage will get a Lender to approve your loan request at the lowest rate available. Your approval is based upon your ability to verify all the information provided - the next step.
Documentation
Your information must now be verified. Your income, employment, assets, rental or housing payment history, the value of the home, the title of ownership and your debts require proof in writing. Sabre Mortgage will walk you through the required documents and reports to speed up the process. Be sure to give your mortgage broker clear and legible copies of the required documents as soon as you are able. Many documents are required for each loan file and gathering the documents should be as painless as possible.
Meet with Sabre Mortgage
Once you have been pre-approved and have gathered all the required documents, Sabre Mortgage will make an appointment to sign the application and disclosures. All the documents are reviewed and copied for the underwriter. Your mortgage broker at Sabre Mortgage has a flexible schedule and can arrange to meet with you at your convenience.

There are several people involved in the loan process. Sabre Mortgage has a team of professionals who assembles your loan file to submit to the underwriter. There is a Processor, an Appraiser, a Realtor, a Title Officer, an Insurance agent, a Home Inspector, a Closing Agent and the Lender. We have a lot of activities to complete for you and we all work together to see your loan closed. As each piece comes together, Sabre Mortgage will keep you informed on the status of your file.
In Conclusion...
Once your loan contains all the required reports & verifications it is submitted to the Underwriter. The Underwriter is a seasoned professional who works for the Lender to determine borrower's ability and stability. They will recommend the Lender to fund the loan if the package meets the pre-approved guidelines. Underwriters commonly require additional documents to insure the guidelines are being met. When file has final approval, Note & Mortgage papers are made for you to sign at your closing appointment. If you are purchasing a home, the closing agent calculates your down payment. If you are refinancing you will sign documents at the Title company and three business days later, you have a loan. This waiting period is called a "3-day Right of Rescission" and is a Federal consumer protection law.
